Introduction

Although we offer three levels of service – Fully Managed, Rent Collect and Let Only – we are mainly asked to provide our Fully Managed service. This is because landlords want our in-depth coverage, our marketing penetration and our experience to handle any challenge that arises. There are about twenty main aspects in total to letting property and these are offered in the different service levels shown below:

Guaranteed Rent

Due to the economic uncertainty of job contracts, it is becoming more and more normal for our landlords to request a Guaranteed Rent. This works out at between 2% and 3% of the annual gross rental income and is only offered for those properties where the tenants have been credit checked and are paying rent from their salaries.
 

Fully managed

Blue i Properties fully managed service is our most comprehensive package. Our landlords use the Fully Managed service whether they live locally or on the other side of the world because it takes all the pain and stress out of managing their properties. As can be seen from the above list the Fully Managed service can include Property Portfolio Strategic support, which includes accompanied visits to your  properties on a regular basis, discussions about local property trends and of course all the daily operations of managing a property. Fully managed includes the following

 
  • A preliminary inspection of your property and an agreement of its rental value.
  • Staging it for marketing photographs for our website, Rightmove and On the Market.
  • Arranging viewings for the prospective tenants.
  • Carrying out referencing checks on the tenants or taking valid guarantors details.
  • Once vetted, the AST – Assured Short Term – contract will be prepared.
  • The deposits and the first month’s rent will be taken and the keys given to the tenant.
  • The Section 21 will be issued on your behalf.
  • We will liaise with the tenants from being prospective tenants to occupying your property until they leave.
  • We will collect the rent and forward it to your bank. Late rent payments will be tracked and chased if necessary.
  • Full inventory checks are conducted before the tenants move in with our own trained in-house team. Both you and the tenants will receive a full copy of this inventory.
  • Quarterly inspections will be carried out to check for cleanliness and tidiness. If the property is in poor condition, this inspection will be followed up with warning letters and additional inspections. The inspection will also include suggestions as to what needs repairing or seeing to, which can then be evaluated.
  • Property repairs will be carried out by our own contractors.
  • All certification of gas systems, electrical circuits, fire alarms and fire blankets will be carried out by Blue i Properties own accredited specialists at our special discounted rate.

Property Portfolio support is available for those landlords, who require a more in depth reporting package to help you manage your portfolio and grow it over time. The level of support chosen is only decided upon after a discussion of what you require and is only available for Grade A properties and is not available for Rent Collect service levels. It includes the following:
 
  •   Analysis of the local property market including:
  •   Tours around Derby to see new developments.
  •   Discussion on how the market changes will effect your portfolio.
  •   Potential future investment and strategic aims.
 

 

Rent Collect

This service essentially means we will promote your property, arrange viewings, organise the AST contracts, manage all rental payments and transfer them to your bank account. In more details this involves the following:
 

 

  • A preliminary inspection of your property and staging it for marketing photographs.
  • These photographs will then be used for advertising on our website, Rightmove and our App.
  • Arranging the viewings for the prospective tenants and taking them around the property.
  • Carrying out referencing checks on the tenants or taking valid guarantors details.
  • Once they have been vetted, the AST – Assured Short Term – contract will be prepared.
  • The deposits and the first month’s rent will be taken and the keys given to the tenant.
  • The rental payments throughout the tenancy will be managed, forwarding them to your bank account. Late payments will be tracked and chased if necessary.
  • The Section 21 will be issued on your behalf.

As the landlord you will be expected to liaise with tenants regarding any repair issues with the property and all problems that occur day or night will be your responsibility.
